Registration of land transfer without the presence of the seller in this case the land rights holder has constraints i.e. the local community does not understand the correct buying and selling process for land that has been suitable and the community has no knowledge related to the registration process of transfer of land rights that apply in accordance with the provisions of legislation, protection of the law by the government for the parties and public recognition, and also for the buyers in the status of land rights owned is legally valid because it has fulfilled the element of cash and bright and has mastered physically, using and utilizing the land, but for the registration of the transfer of land its can not be based on the sale and purchase according to tribe of law, it must continue to use the formal law established by the government on the system of  land registration, legal protection towards the seller event its existence is no longer known. If in the future can be prove unfulfilled elements of the sale and purchase according to the tribe of law, meaning that all citizens has equal rights in the law
